I don't know what the going rates are because I built in 1994 my owner builder home in Merritt Island.

I did force myself to get bids from each trade at the time. Plumbers bid on plumbing, carpenters on framing, and drywallers on drywall. I did all the painting and permits were done by general contractor I was paying to build under his license. Get 3 bids is the point of my reply. If you have to, find 3 general contractors. It all sounds a little high!

I am newbie too. But just sold in Island Cove a condo in Merritt Island where I grew up. There a lot of info here and I am sure if you've got a good business plan a hard money lender can help. I do not know the answer though, wether you can roll over a note to ine?

Hello Mario,

I did see your question about the short sale I'm buying. The biggest challenge so far is the time from putting in my initial offer with the real estate agent until the time to close. I was not aware of how long it could potentially take for the deal to go through. My apartment lease is up in a couple months so I needed a home to renovate and live in for awhile before investing in another, so the time is 90 days from offer to close. This is typical if you wait for the seller to prove hardship to the bank, and the bank to send out another broker to offer an opinion (BPO) on your offer back to the bank. Even though the seller accepted my offer the bank didn't have to. So after 2 months I just heard it is accepted and I can do inspections. It should be no longer than 30 days now to close. Which works for me! The next lowest comparable sale in that neighborhood was about 25K higher than wait I'm buying for. I am not going to make a killing, but I will make a profit even after doing 10K of renovation.
