Hola,

I'm working on hiring a full time maintenance employee in the next few weeks to handle my day to day maintenance on around 75 units that I currently own.

Previously, I allowed my property management company to complete most of my maintenance for me, but that became troublesome as the rates they were charging were ridiculous for the quality and the amount of work they were completing.

So far, I've identified my employee that I will be hiring. He's a young man with some experience that will be able to handle all the small repair and cleaning, painting, flooring, landscape work, etc.

I'm working on developing a system to keep him accountable and efficient. What I am wanting to do is create checklists of tools and supplies that he should keep with him is his truck at all times. Before I spend a few hours working on this list, does someone have anything like this that they could share?

Thanks,

--J

The lease for the laundry room is just like any other lease that you would get when you purchased the property. You are bound by the terms of the laundry lease if valid. Be careful with the lease and read it very carefully to see how and when you can send notice to terminate the lease. There is a very small window and specific rules must be followed. I have laundry leases with 2 companies at this time that I received when I purchased apartment buildings. One company I enjoy, and the other company is terrible. I can't wait to get rid of them.

I recently purchased an 11-unit apartment building in Champaign, IL. The building is a stand alone apartment building in a mainly residential area. The building consists on 11 1-unit apartment building with each unit consisting of about 450 sq ft. The building was built in the late 1950's.

Current amenities are onsite parking and laundry.

In the lower level of the building just off of the laundry area, there is about 200sq ft room of absolutely nothing. (14x14.5)

What should I do with this space? What could I add to my property that would either add income or improve the ability to rent my units?

Thanks,
