Congrats on your first deal. I'm in the Triad area seeking my first deal so this is motivating!

I have a seller who is pretty motivated to sell her home but she has $25,000 of a mortgage left on it. All she wants is to be relieved of that mortgage. I figured the best option in this scenario would be to go the subject to route. My question is, as a wholesaler is there  a way to assign the property to someone else as a subject to and still collect a fee?

Does anyone know of any good title companies to use in Greensboro/Triad Area in North Carolina?

As a newbie wholesaler, would driving for dollars be the best and most to effective way to find initial deals or properties? If not, what would be the best strategy? If so, How do decide where exactly to search in your market? ( I'm assuming you don't just wing it and just drive around random neighborhoods). Any and all help would be appreciated!
