@Michael G. I know this is an old thread but I'm wondering if you moved forward with your lending business. I've been lending privately for several years and now considering expanding and formalizing the business. Any lessons learned you can share?

@Kyle Doney, @Mark Ferguson, Thanks for the replies. Have you looked away from SFRs into 2-4 unit buildings or small apartments (<20 units)? I'm assuming everything in the area is hot but I have to ask.

Just moved to the area (living in Arvada, working in Boulder). I've managed to stumble into a few rental houses and a duplex over the years and would like to get a little more deliberate in my investing here. Hoping to make some connections and get to know the local market. I love learning new skills and will offer what I can. Looking forward to getting to know all of you!

Hello BP,

I am looking at a small apartment deal (16 units) and wondering if it is worth finding an agent to work with me. I own several single family homes and a duplex and don't feel the need to work with agents for those type of deals. I guess my question is: How much different a small commercial deal like this is compared to standard residential deals? Would I benefit greatly from working with a commercial buyers agent? Other thoughts?
