Similar process but AZ is a Judicial Foreclosure state. You would have to hire an attorney and the fees are around $2K. Plus any other certs outstanding. Foreclosures can take a while depending if a property goes into bankruptcy. Maricopa County has some Liens that are over assessed & over taxed. Just a warning

New York City Tax Liens are sold as a bulk sale to one buyer. You will not be able to buy NYC Tax Liens. The only way that any City/County in NY is allowed to sell Tax Liens is to sell the whole portfolio to one buyer. We have Syracuse & Schenectady Liens that we can sell. You are correct. The process is called a TDA (Tax Deed Aplication). When filing for a TDA you will need to pay any years of delinquent taxes plus County fees. Ususally just a couple hundred dollars. TDA's can be very expensive if the property has many years of TLC's outstanding. Also the rules are different when you TDA a property with a Homestead Exemption.

Just remember if you are buying a $3,500 lien the foreclosure costs could be $3K or $4K. At the time of the foreclosure you will also have to pay any other delinquent certificates outstanding. In some cases that amount can be 4 or 5 years worth of property taxes. Do your Due Dilligence before purchasing any Tax Lien. John Beck's course is a waste of time and money.

The best Tax Lien State is FL. 18% High redemption rate. And it is a non judicial foreclosure state. Saves about $2k per foreclosure by doing a TDA instead of hiring an attorney. That would be my answer.

I'm looking in the midwest (MI, OH, IN, IL, PA) & FL. I know that I can find most of the information from the County but I was looking for Tax Foreclosure Investors on this site just to discuss Purchasing strategy & Exit Stratedy of this small market in Real Estate.

The reason is that the money is not in IL right now. Tax Liens go for only 3 or 4 percent at the at the tax sales. Deeds are even tougher to get. We deal in low income areas and Chicago just doesn't get us the rate of return that we are looking for. We get 18% in OH on our Tax Lien Portfolios & 21% in NY. Do you work in Tax Liens in Chicago? Do you invest in Real Esate in Chicago or suburbs?
