Julie, you might start with a yellow letter or two, and then follow up with postcards. Also look at Dev and Michael's post histories, they know this stuff.  And welcome to BiggerPockets!

Thanks Jon!  A lot of info. to take in here on BP.  Oh, and Bucky's is a weekly takeout for us.  (-:

Save the 50 letters for a narrow prospect group like equity based expireds or equity based FSBOers. Although both of those I would go knock on the door and not send a letter.

A group that may be your best opportunity is an equity based "Active for Rent" absentee or "Unlawful detainer" Absentee.

Thanks Michael!  Will probably start with some of those parameters.  Although, door knocking scares me a little.  (-:

Thanks Dev!  Im surprised you have even heard of Caddo Mills. Ha!  I'm actually looking at zip codes in the Rockwall/Rowlett areas.  Postcards would probably be a better option.   Thanks for the advice!

Thanks Gerald.  Great advice.  I will look into that.  I was afraid those #'s just might not be enough to get the ball rolling.

Would a direct mail campaign of sending out 50 yellow letters a week be enough to start receiving calls?  My plan is to market these same 200 prospects each month.  Not sure if I should market to these same 200  each month, or market to 400 prospects and resend to them every other month.  I'm trying to stay within a budget of $200 a month.   I am looking to wholesale and this will be my 1st direct mail marketing campaign.  Any help or suggestions appreciated.
