I've been very interested in buying SFR portfolios from investors looking to sell their portfolio to one buyer. I'm working on a 20+ SFR one now. Sellers tend to like the all or nothing approach and I can realize economies of scale to realize with a smooth bulk deal. My strategy is to keep all occupied with their current tenants in a buy and hold pattern for the cashflow until they organically vacate and then spend some money to update major issues, rehab and sell individually one by one. I have an excel model with all my assumptions and the local team and network to handle any volume, but because there are a lot of different variables and ways to attack the problem. I'm wondering if anyone has any experience to share or advice in sourcing, valuing and servicing a bulk SFR deals?

I am specifically targeting the Greater Portland, Oregon area to invest and flip in.  I spent a few weeks in Portland earlier this year to get to know the area better, but the market and weather is so much different from Southern California.  I love the character of each house and neighborhood.    What's been the best way to hunt down off-market or wholesale deals in the area?  What are customary agent fees? What are the upcoming areas?  What typical mistakes do flippers make within the area?

Hi Julianne, 

I am looking to invest in off market and wholesale deals in Savannah, GA to fix and flip and am starting to learn the market. I've deal with many different wholesalers in different markets. The best wholesalers know their market VERY well and that should alleviate some fear if you know where to look for value. Good wholesalers are able to get a deal under contract from a motivated seller who needs to cash out quickly or is just very frustrated with their property. Then make sure to leave room in the deal to achieve value for your end investor! I see all the time wholesalers setting the price just under a listing price on the MLS that the comps never came close to supporting. There is value in making a relationship with an investor that does volume, with quick close and simple all cash transactions. They might not pay the highest price on a "one-off" deal, but over time when you find more deals you'll make a lot more on volume and the relationship and spend less time on headaches. Give accurate detail to your buy list, up front: provide pictures, price accordingly (rehab and ARV) and once you develop a reputation for seeing value and pricing it right, then assigning contracts will go quick and you will be able to build.
