I just wanted to put a quick bit of advice out there for anyone new looking to get into property investment of any sort. I have been interested in this for years but haven't really gotten serious about doing anything about it until recently. I finally too the step to join the West Michigan Rental Property Association and have been blown away so far. They have local contracts of all kinds, lists of local contractors, attorneys, etc. I went to a breakfast meeting this morning and was blown away by the friendliness of the fellow participants, and couldn't believe it was that easy to connect with people who are doing exactly what I want to do in my area and seem eager to help in any way they can. 

So if you are getting started read the beginners guide and stay connected with people on BiggerPockets but don't forget that one of the most important things you can do is become involved at your local level. You may very well be as surprised as I was at how awesome local investors can be. So get out of your comfort zone and get out and meet the people in YOUR area that are doing what you want to do.

And a special thanks to the WMRPOA, if you're in West Michigan/Grand Rapids area you owe it to yourself to check it out.

I'm glad to hear that people are utilizing the site. Now the only thing I can ask is for you to hurry up and finish with the Options Basics so I can keep going, lol. Seriously though the site is great and I've learned a lot so thank you.

There is a ton of info here on BiggerPockets and this is definitely the place to learn just about anything you can think of in REI. I would definitely recommend all of their products to someone who is just starting out (as I am). I would also like to recommend a website by one of the active commenter on here Bill Gulley. His website is generalrealestateacademy.com The free basic real estate course should be the first thing anyone looking to get into REI should do. I have no affiliation but just finished the course and it was definitely worth the time.

@Account Closed It's awesome to hear that vacancy rates and costs are low here though. Thanks for pointing me to the RPOA in another post. I'll be taking some classes in January. Perhaps I will see you around.

Thats a pretty awesome story. Especially for your first one. You know what you're doing now so just keep it rolling with your profits.

So if I understand the math , with a vacancy rate of 1.5% we would multiply the monthly rent of $1,000 by 1.5 to get the $1,500 dollars in yearly cost you came up with? Sorry still new at this. I figured if the vacancy rate is 1.5% it would be 1.5% of the monthly rent. So $15 a month or $180/yr which now that I am saying that does seem awfully low. It is great news to hear the vacancy rate in GR is so low though.

Welcome David,

You will learn a ton around here. Check out Brandons books if you have a few extra bucks. I'm interested to see how things are in the Lansing market as it's close enough for me to possibly think about doing deals there as well. Good luck getting the first one done. I've yet to but hope to soon.

This is definitely the place to be to learn. Congratulations on purchasing a duplex to start out. I unfortunately was unable to persuade my wife to do the same. And thanks for all you do as a nurse, that's a tough job for sure.
