So I know sometimes it doesn't work if you click the name then hit backspace to change the formatting, not sure if that's it. Does clicking the name ever make it blue bordered like it does in my post?

@Troy Sheets How much money are you seeking? What if your financial partner paid the HML fees/costs rather than fronting the whole cost?

Thanks @Brie Schmidt as you said, if I do my due diligence on the tenants and determine they're going to cause me issues, I'll either use that as a bargaining chip, or walk away.

@Tom Shepard Per TurboTax, yes: https://turbotax.intuit.com/tax-tools/tax-tips/Rental-Property/Real-Estate-Tax-and-Rental-Property/INF12039.html

I think the argument there is that the intention is the property is a rental property, not a primary or secondary home, so as long as you never live in the home, I would think this argument is a nonissue.

But I am not a CPA, just a googler.

@Steve Rozenberg @John White Good ideas. Presumably the cost of a new credit check / application are going to be on me the buyer?

Hi BP,

There's a few properties that I'm considering that already have tenants in place, but have held off on doing anything about them because I didn't want to inherit a bad tenant. That said, how do you determine if a tenant is good or bad before getting the property under contract?

Hi @Krystle Little I'm not sure how effective it is on the phone, but the tag feature is a little awkward at first. When you type @ and then the first few characters of someone's username, you should see a dropdown with their username below your reply window. Click their name to make it a tag.

Note that you can only tag people in the current thread / topic / discussion OR your collegues, so if people don't show up, that's why.

It should look like this:
