neg cash probably why not here---Hope still in the game...
EXit strategy is necessary.. May not be what you wanted to do.. IE I had to refi and rent property until it turns... With time ( past deals and experience) I'll do alright.. DON"T buy a :protest: property unless you can DEAL with a couple of exit stratigies-- one being hold and rent.. TOO many rest their deal on gotta need to sell-- I learned the hard way too--(like many of you) NEVER BUY a property on its "appreciating value" How many of you heard--- YOU always make your money on the buy... SO true. Buying property for appreciation is like hearing from a "friend" that is stock is good--buy and and make tons of cash...PURELY specualive and not what any RE investor would do... NEVER take Neg cash flow-- unless you got tons of cash in the bank you can let go of.. but that goes fast..

My 2 cents "for free" . Some of this will be redunant, but maybe thats a key you should put in your "bigger pocket"!! :roll: I like the advice on choosing a area of RE to dig in and then find the right mentor to guide you. Find someone who is making the money you see your self making(aim high but be realistic). One of the responses said -which is a huge key-- is even their mentors have mentors. There are levels out there we (me) don't even know exits.. My mentor has mentors (plural) that are at higher level then he is. He wants to get there and they are giving him the info to acheive that. At a point ( I can see many of you disagreeing) you will need to Pay for a mentor. Especially if you want one on one and rapid growth. As you develope you will find that information to take YOU to the next step is invaluable. These Forums are good start. Someone mentioned REI clubs, thats good--- BE careful--ask lots of questions and " interview" the mentor. Investing in your education is money well worth spent. Someone mentions all the hills and valleys--so true -- THIS IS a business.. I think to many "investors" treat this like a weekend hobby.

I agree with Jon. I would diffenitly look at the specific area and how it is reacting. Some areas are holding better then others. One example I am looking at is the corridor on I-15 from Murrietta and all the way to the northeast end of Perris, CA, in Riverside county. Thousand of homes were built in this old farming plain. This area went crazy during the boom because houses were $100 grand or more less then in San Diego or Temecula. Many lower middle class people bought here and Investors. Many got caught in the arm situation. I wonder What's % of investors are in foreclosure. Some of them were looking for the quick buck on continued appreciation and were caught. Many of them gobbled up these "inexpensive houses in these tracts" I know there are many areas in the country similar to this. There is opportunity here. The big question is( just like playing the stock market) when will it hit rock bottom. Maybe after the election will tell us. Any thoughts? John

the sky is falling, the sky is falling.. The conspiracy theory.. was there collusion (sp !) between the banks and mortgage people ... stay tuned.. in the mean time I have seen this cyle twice, yeh this is the worst because of the massive greed from everybody. BUT we got to ask ourselves where is the opportunity and seize it. we may never see this again in our lifetime. Just hope the govt doesn't take over ---oh my. Lets look for the opportunity. The paper headlines look like the headlines I saw in Denver two years ago. Check out the newer middle class neighborhoods for pre's and foreclosures...

Great advice all along, Patience and persistance. When you feel like you been kicked and stomped on and want to give up -grab a good book, listen to tapes of the people you mentioned, go surround yourself with likeminded people , get up,get mad and keep going. To your success,

Somtimes I feel like a mouse in a maze, running full speed --hiting a wall, finding a opening --running full speed hiting a wall----etc:: I can smell the cheese ahead!! :lol: :lol:

Dr. John, good luck, the foreclosure market is just starting up there. hope you can cash in. I'm excited for you, at 24, by the time you are 30 you can be sittin real good. Iam working on lease option programs in SD.. Not many people can qualify now for a loan. Keep us posted on hwo you are doing.
