Shane Woods, gotcha thanks for the clarification. So in regards to CL, are you simply posting a "we buy houses" type add in the real estate wanted section in your area?

Shane, I just read this entire SEO post and felt the info was awesome! Glad to see your site is pulling in business. I do have a few quick questions. I understand SEO pretty well, however I was curious about the backlinks you are using as well as your CL ad to attract sellers. Might you be able to provide some info on that? Thanks!

I am trying to pull a pending foreclosure list from Listsource for a specific zip. What would be the best criteria to enter/select to get a list of the best possible leads?

Welcome Bo. There is tons of info on here...simply use that search box towards the top right. In regards to cash buyers...create an ad on Craigslist and Backpage and post it daily. I would recommend you listen to Sean Terry's Podcasts. TONS of info in there to help get you off the ground.

Ok, I may be a newb at REI however I am far from a newb at the intarwebs. To answer your questions:

1. Do you set up two pages, one for motivated sellers and one for investor/buyers?

A. Yes...in fact I have a few sites. The buyer site is more of a static, multi-page site, whereas the seller sites are single or two page sites primarily designed for Google/Bing ads squeeze pages.

2. What about squeeze pages? Do you set up one of these for each page to?

For the purposes of keeping CPC (cost per click) down and tracking campaigns I have created a few squeeze pages. For example, one for Inherited / Probate homes, one for selling "fast", one for selling "quick" and so forth. Each site is keyword rich (lots of uses of the targeted keywords) for the keywords being using in the Google/Bing ads campaigns. Doing this keeps the CPC down as the site relevancy is higher. Yes there is more initial work involved however it is worth it in the long run.

3. With all of this, what website do you put on your business cards being that you want buyers to go to one site and sellers to go to another? Do you just get two different cards with the different websites them?

Two different cards, one for sellers and one for buyers.

In regards to the website stuff...first and foremost do some good keyword analysis. Check out your competitors sites by doing some searches. Do NOT be a jerk and click on their Google ads links to access their site...that costs them money. That = bad juju. Simply go to the site url by copying and pasting the url versus clicking on the ad. Once at the site simply right click and select "view page source". You will see the site code, more specifically the meta data. That will give you an idea what keywords they are using. You can also do some keyword analysis by using Google's keyword tool https://adwords.google.com/o/KeywordTool

Once you have an idea of the keywords you are going to use, design the sites around them. Then setup your adwords campaigns. Make sure to install conversion tracking as well http://support.google.com/adwords/answer/1722054?hl=en

For ease of setup, I would say use Wordpress and just find a template you like. Wordpress takes a bit to learn however its worth it in the end.

Brandon Foken, same here. Using a hand written font in red, same font/color combo as on the letter itself. I guess from what I have been reading on here that even though the font looks handwritten it is still better to actually write it. My concern is the two different looking texts (actual handwriting vs font). I know I can make my own font however I have tried it and it looks rough.
