John - Welcome to BP. As Zach said above the specific numbers would be helpful in evaluating the deal. You might check out rentometer.com for rental rate comparisons. Not 100% accurate, but it will give you an idea. Also, as Mehran said if the numbers don't work the deal doesn't work. I would as a new investor run from a deal that was going to cost me $1000 a month out of pocket, but if you can make the numbers work for you that's cool too.

I'm looking for 3/2 , 2/2 houses I can flip. Sized 950 - 1800 sqft that I can be into for 80k or less post renovation. I would prefer post 1970 houses, but will consider anything if the numbers make sense. I am a cash buyer.

@Deborah BurianWhen you see these deals in your neighborhoods do you not think you could wholesale them, or do you not have the time/interest in that particular strategy? Just curious, as to why you wouldn't do that. I would love more opportunity for off market properties and would pay a fee to get them. I'm guessing so would other new investors who haven't perfected the art of the deal yet. Just an idea. Appreciate any feedback.

I am new to investing, and we are looking for our first deal in OKC. We are just starting to formulate our plan to generate leads (studying direct mail techniques, websites, seo, etc.) for off market properties, but I want to get into a rehab right away. I have been in touch with a few FSBO's we found while driving for dollars but haven't had much luck there either. Are there any wholesalers here on BP that have deals in OKC, or anyone that can direct me to reputable wholesalers in the area. We have submitted a couple of offers on homes from the MLS but haven't had any luck yet. I have cash and am ready to dive in head first it's just finding that first deal that the numbers work on and breaking the seal. I'm also open to partner deals if the numbers work. Any help is appreciated.

Jared - If you haven't, I would listen to some of the BP podcast that specifically discuss wholesaling. I think you will find them very informative. Good luck.

Zach Sikes Thanks for the welcome, I've heard the margins are tight in the metro right now...is that what you are seeing as well?

Jeff S. Thank you for the welcome too. As for the first few deals, I will probably pay cash, as a built in safety to limit holding cost. It seems everything I've been told so far is not to use cash, but it just feels more comfortable to start that way and will limit the time to close.

My name is JJ, and I'm new to the site and business. I am wanting to dive into a flip pretty quickly. I'm not sure its the best plan, but as they say sink or swim. I've only done real estate transactions with my personal occupied properties so my depth of knowledge is somewhat limited. I work in the construction industry, so I've made some contacts and gained knowledge over the last couple of years. My mother recently bought in the flipping formula seminar, and I tagged along as her free guest. Not sure what I think of their program, they offer a lot of general information, but it seems they are always saying they'll hold your hand at the next level. I have searched on line and haven't been able to find much good or bad about it, so I am hopeful she didn't waste her money. I am planning on joining my local REI club, and networking there as well. Thanks in advance for any feedback or advise.
