Great point @Marc Winter! I will have to make it an annual expense to expect to keep those dang bugs out like you said. Thanks for the tip. As for your question, I'm not entirely sure which type of termites they are (honestly didn't know there were different kinds haha).

@Taylor Hudgins Thanks for the input. We actually decided to have a termite inspector come in for an additional inspection and he said damage was minimal. We are moving forward in the process and asking the sellers to treat home. Thanks again for the advice!

Hello Everyone,

I am in the process of closing on my first rental property in Kansas City! Just went through the inspection process and the inspector found termite damage along the front wall of basement and basement rim joist. It’s 2 smaller spots but obviously could be at risk for more damage in places you can’t physically see. There was no active termites found during inspection. Just old previous damage. 

Would love some feedback or advise on if you think I should move forward or not in this process. If I move forward I plan on having the sellers purchase a whole home termite treatment.

Hello BP,

I am currently looking at a deal that is a 25-30 min drive from my personal residence in Kansas City, MO (Blue Springs). This property is a Turn-Key SFR and also would be my first rental I manage myself. I was wanting to know what everyone thought about having my first rental 25 to 30 min away from my house. Do you feel this would turn into an annoying problem down the road? Would be interested to hear other people's drive times to their rentals.
