Im located in GA and there are no local lawyers or agencies that wants to get into this kind of mess. Could you kindly refer me a good collection agency that you've used?

Thank you for your kind replies, I am having a severe issues with my pm. Is there way for me to file complaints to Real Estate commissioner? They want to hold all my rent & security deposits despite the fact that the tenant breached the contract.

Also, how do I trust that the collection agency will send me all the collected money to me? I'm thinking they can simply collect the money and tell me they couldn't find the tenants location. Anyways, thank you for your reply!

I have recently filed an eviction and tenant has already fled to who knows where. This tenant owes a lot of money. How do I file wage garnishment or recover unpaid payments from this tenant? All I have is his government ID (Driver License and Social).

Please help!!

I am in a tough situation with my current property manager. I understand there are lots of things behind in the backend for property managers to manage the property for the landlord. However, my current property manager only respond when she wants to talk (also very rude on the phone) and she automatically deducts all fees without my consent and permission. 

I recently found out that the current tenant have roughly below 500 credit score, eviction history and started paying rent late recently. My property manager have not disclosed any of this information to me. she just told me that this current tenant is well qualified and meets all the rental agreement criteria. So I requested my property manager to forward me all the lease agreement documents and she basically lied and does not match with her company's lease requirements. I understand its partially my fault for just trusting her without doing my due diligence but this seems just wrong to me...

I am currently in the process of eviction and looking for different property manager who I can trust. So how do you guys go about finding the best property manager who is willing to work behalf of the landlord and look out for landlords interest? If you guys could kindly share or give and tips or advice I would greatly appreciate it.

Hi everyone,

I am very new in this real estate investing and have few questions in regards to the property management fees and need BiggerPockets community to guide me through this investing journey.

Since I'm a beginner in this real estate rental and don't have time to manage the property myself, I hired a local property manager to manage my investment property (I'm in GA).

My property manager is taking the one-time first month of total rental income as a commission, an additional 12% as a property reserve, and charges about 4% as a management fee every month.

In my opinion, I think taking the one whole month rental income as a "commission" sounds a bit too high, and wasn't sure if this practice is common in this industry. Also, if anyone could give me some information or advice on what the industry norm is for the property management fee or how I can collect the data I would greatly appreciate it. Thank you!
