lol with real estate, I am always working... even when I was in my honey moon away in the mountains(I was in the middle of a deal, my new husband had to drive me around to find internet and cell phone receptions) He has planed our honeymoon months before the wedding but he changed the honeymoon plan so I can have my deal.

I am always working to help clients buy and sell homes, working to find deals, working to manage rentals....

I want to say it’s a high stress job and you need a great support network, not just business partners. I guess it’s like all who are running their own business... your mind is always running...

The loan agent I love to work with just had her c-section for a second kid and she was responding to my emails hours later even know she supposedly got someone to cover her!

It is impossible to catch a break lol.

RE is stressful and risky business. Studying and learning about RE will help lower the risks...

What type of life do u want to have other than not having to worry about money? With RE, with some luck and hardwork, you might not have to worry about money but there are a new set of things to stress about. :)

You can always apply for a variance to build and do something different. So maybe that was the case if they have documentation. The permit center would be able to tell you if it’s legit.

@Nina Ibrahimbegovic. Are you on the contract and loan too? If not, then the bank won’t let u be on the title, unless you add your name to the contract. That’s has been my experience.
Even my dad can’t build for $150 anymore! He used to charge that during the market crash... when materials are a lot cheaper and no one was hiring. Anyhow, my dad said build materials has gone up by at least 30%... and labor cost and blah blah blah... Bay Area is expensive! :)
I recommend my hard working dad who’s a contractor. :) PM for info and get a quote at least.
I am not sure why you think San Leandro is cheaper than Oakland. San Leandro is hot! Oakland is hot! I have been making offers for clients and getting rejected left and right with 60-100k over asking. Market is really tough for buyers right now. Go after cosmetic fixers and back on market ones. Those will serve you better.
See what you can do the legalize it. And do what some of the elders do... don’t ever let an inspector inside. And just let them mark potential violation on their book. If they don’t see it in person, they can’t do much except noting it in permit histories. One of my buyer bought a house with violation, and just... don’t plan on making major renovations.

I think you are asking for a quick and easy route to transfer half the interest to ur partner. That is a question for a lawyer and a tax accountant. I think people here tried to give you a reality check. If the house is already rented out, why not just move in on a new place and clown then? Why make it complicated on the current rental when you want to reinvest in another place with what your girlfriend is paying you??

I just googled all the different sites that offer sample exams. Most charge for the whole thing, but I would just take the 50 or so freebie questions and move on to the next site.
