I'm in Roswell too and would be happy to be a sounding board or give you my feedback when you get closer to a deal.  Nick's right this area wasn't built out with a lot of smaller multi-family units but there are a few.  Also, if you're open to a single family house hack, i.e. roommate/tenant situation, there are plenty of possibilities.  Good luck!

Hi Steven, I'm in the same boat as David Begley was when he started this thread.  I appreciate the advice you gave, thanks.  Quick question, you said focus on someone who knows their stuff over being local.  Are you saying out-of-state is OK?  The reason I ask is that I'm wondering if there are any state or local laws or issues that might trip someone up if they're not at least in-state.  Your thoughts?  Thanks again.

We bought our first rental (3 bedroom house) when our first daughter went to school, and our second one (3 bedroom condo) when our second daughter went to school.  Now that we see the potential of this business we'd like to learn and grow by adding more properties in the future.  Thanks in advance for your help and I hope I can help others along the way.
