Hi All,

We're working with a wholesaler to find the right flip deal in Decatur, 30032. I'm looking for a selling agent that can help us evaluate ARV's on the deals we're looking at, give us advice on the rehab, and of course sell the house when we're done.

We're using our self-directed IRA for REI capital and therefore creating an LLC. My question is, what are the requirements for a Registered Agent? We both work full time so I can't really say we have "a legal address (not a P.O. Box) within that jurisdiction where there are persons available during normal business hours to facilitate legal service of process being served in the event of a legal action or lawsuit.[office" (thanks Wikipedia).  Do we have to pay a service or are there other options?

Great job, congratulations to both of you!  When it comes to management I recommend Brandon Turner's book on that subject.  It's very practical and has helped me a lot.

Agreed.  Do the background check, talk to the previous landlords and if it all checks out I'd go ahead and accept him.  Like Landon said, good on him for admitting hit; honesty in a tenant is a very good thing.

The only issue, and I don't know enough to speak to it, is if you accept him as a tenant knowing that he has a misdemeanor, is there a way to get into a discriminatory housing situation because you selectively enforced your own rental criteria.  I doubt it, but I don't know.

I agree with David and Shaun.  If it's a small upgrade and my current tenant wants it, my next tenant will probably want it too.  I'll do it for the good will and the value add.

Jack I'm not sure if you're asking me or Doug.  My goal is to start a relationship with a local bank. I'm disillusioned with the big banks.  I plan to start by opening a cash account to hold my tenant security deposits.  As far as what type of borrowing I might do it could be all of the above, fix and flips or decent shape buy and holds.
