@Travis Bovy I am going to evaluate what to do with these two properties in the spring. Although I don't know if I could sell them for what I paid in 2013.

@Travis Bovy I have owned the two properties since 2013. Still pursuing 2 former tenants for almost $9000. And both my current tenants are also behind. I found out again when my statement was short.  When I stated "That doesn’t sound like a great system, where the owner is unaware of delinquencies and evictions."   I was told "we are just not setup for micromanagement of our step by step management".

I listened to a presentation by Lon Welsh, Founder of Your Castle Real Estate and First Alliance Title last night at ICOR. Those firms don't think there will be a slow down in prices for years. Bottom line, 50K people moving to Denver a year. Meaning we need to build 31K new housing units a year. We are no where near that number and won't be for years. Call Ellie Reimer at First Alliance title and ask for the "2nd Quarter 2016 Home Trends" report.

I track investor purchases in Denver zip codes each month (for the trailing 6 months). I'm trying to stay on top of the hot investor areas. 80204 is currently has the 13th most investor sales.

@Christine Wagner Your experience sounds similar to mine. Evictions (No communication), Drops in rent (No Communication), thousands in damages, months of vacancies and nearly impossible to get any response via email.

Yes, I normally do keep 3-6 in reserves on my properties, but in the case of these two properties I am still catching up from months of vacancies and paying almost $9000 in tenant damages.
