Green real estate developer looking for equity partner or private lender for a shovel-ready 10 unit mixed-use development in coastal Oceanside, CA (San Diego county).  Project is fully entitled and ready to break ground. 

Total project cost is $7.9M, profit of $1.2-$1.4M, we have $1.5M into the deal already, timeline is 12 months to complete. 15-18% ROI.

Current lender will go to 75% LTC, so we need about $500k.

Project is ready to roll, just need some more equity to make it happen.

Phoenix has tremendous energy efficiency rebates avail for rehabs right now. Might make it a more compelling market for you..
