Matthew Berry Mindy Jensen In your opinions do you believe the pro membership is worth it? How has it personally helped improve your REI? How long are past webinars available in the pro area?
I unfortunately was a week too late, and missed last weeks webinar on the topic of buying your first or next rental property. Being that rentals are the niche I decided to pursue, I am curious if this information is still available (a user could have recorded the webinar, it could still be hosted on the site in a place in unaware of, etc). Any help would be greatly appreciated. Thanks.
Jayme Carlson So if I closed on the property a day before the rent is due, wouldn't I still get the rent? The only difference it seems like is that I wouldn't get to use the money to go towards closing costs.

Robert Leonard Jim Struthers is a pseudonym I operate under on most forum based sites, because I am not always comfortable giving out my true identity without first knowing the general nature of a forum and its members. After browsing for a while (before posting in the member introduction section with my true name), I soon came to realize the authenticity of this forum as well as the generosity shown by members far and wide. You guys are awesome and I will change my tag after this post! I have friends in geology (difficult major). I wish your son the best in his final year and on his future endeavors. GEAUX TIGERS! I am by all means still an amateur with regard to Real Estate Investing, but feel that I have passed the 'flash in the pan' phase as you previously stated. Purchasing a property has been my plan for about a year now. I have done the research necessary to mostly understand the process (finding properties, screening tenants, evaluating cash on cash return, etc). I have also started an LLC in order to reduce personal liability. The biggest hurdle for me now seems to be getting approved for a loan (I only have a job during the summer) and finding the right property. Being that this is my first property I am so afraid to get burned right off the bat and am unsure of my competence as a landlord. I am a frequent listener of the askBP podcast, and from past episodes on the topic of the 'first property' I realize that I am a victim of 'analysis paralysis'. I have to just take the leap of faith sooner or later. I appreciate the invite to the RE session, but will be unable to make the first session due to work commitments. I will visit the site frequently and stay updated on future meetings and make it when I can. Thanks! Chris

Brian Gotreaux That sounds like a good idea. It will have to be on a weekend seeing as I have class twice a day M-F (trying to graduate in 3 years instead of 4) as well as a job after class in Baton Rouge. Would a weekend work for u?

Thank you so much for the information. That is very helpful. I decided to pass on the property and thought it was a little out of my price range for my first property. I'm still on the search and my goal is to close on a property by the end of this summer.

Hello everyone, my name is Chris Burnell. I'm an eager LSU student looking to invest in the Lafayette area. My desired niche is rental properties and I have set a goal for myself of purchasing my first property before the end of this summer. Although my major is Biological Sciences, I have a passion for business and family members in real estate guiding me in the right direction. I am however looking for a non family mentor in order to expand my horizons, gain valuable advice, and help others whenever possible.
