I need to switch up my direct mail and am considering putting a picture of myself and maybe even a small, "about us" in there as well.. Has anyone done this and seen a higher response rate? My marketing is pretty unique for my area as I know exactly what everyone else is sending because all my buy and hold friends save there incoming mail for me but I'm still seeing a much lower response rate that id like. Love to hear some feedback!

@Clayton Hepler Find a title company and get a Preliminary Title Report. Until then you can't assume anything and you are definitely in no position to start marketing the property to an end buyer yet.

I try and knock out about 2 Audiobooks per month. I find its a much better way to comprehend the message and many of these audiobooks I listen to twice!

1. Cash Flow Quadrant. Still my #1 most mind/attitude altering book I've ever read! 

2. Crushing it in Apartments and commercial Real Estate by Brian Murray. Amazing book!

3. Trump Style Negotiation. A mind melting breakdown on negotiation and the psychology of negotiation. George Ross    is an unbelievable wealth of knowledge!

4. Shoe Dog. With out a doubt the best written book I've ever read. I started listening on the way home from work and I ended up sitting in bed in the dark until 1 am listening! I couldn't pull myself away...

@Ron Parnaso While there is nothing wrong with the CAR contract, I would use a more "Buyer Friendly" contract for the acquisition especially if your planning on wholesaling it. I only use the CAR contract for end buyer. PM me if you want more detailđź‘Ť

I would venture to say that there is a 99.9% chance that you will be unsuccessful in that area. People who own million dollar homes don't sell them for a deep discount unless its headed for foreclosure which again is rare! I would look somewhere a further distance away and market to people that fit this mold...

*Owner & Non Owner Occupied 

*35%-100% equity

*A median home value that is at or below the median sales price in that area. (This one is important)

* Individual or Couple owned

*Owned for at least 5 yrs.
