@Jay Gil, personally I am buying two SFH in the Parker/Castle Rock/Highlands Ranch area in the next 45-90 days through 1031 exchange. I'm very familiar with buy/sell and rental markets. You could very likely get more than $2600 for your rental (I have 3 other SFH already in the area). Happy to flesh it out with you further.

@Wade Mattingly we've had good experience with KB Homes although I've also spoken to others who had issues with them as a builder outside of Colorado.  There are pros and cons but generally, I am a fan of new builds as investments as they have a few good years before they need repairs and maintenance.  I'm work regularly from all over the Denver Metro area and deal with multiple builders so let me know if you want to chat.

@Warren Mitchell Colorado Springs may be a great place to put your STR. It's important to understand the regulations though. The gov website provides good info: https://coloradosprings.gov/pl...

Have you checked Zillow rents to see if the $2500 seems accurate? We have 5 rentals further south in Castle Rock and able to get around $2800 (although they do have 2 car garages). 

Also, if you can get assessed value around 666k you could refi at 75%.

I was just looking at multi-families around the Front Range. Conclusion: The plexes on the MLS are overpriced for what you get in rent. You can buy SFHs and make better cash flow.
