Good evening,

I just picked up a rental property in a good area As-IS. The house needs cosmetic fix up.

New Paint

Cleaned up 

New Carpet

The previous owner had a cat and smoked cigarettes in the house. I am seeking advice on how to go about getting bad odor out of the dwelling. 

How would an investor go about the fixing up of the rental?

This is my plan and i'll appreciate advice on this as well

Haul out the junk left behind including the carpet.

Get Odor out of property

Hire a cleaner to scrub the bathrooms 

Get the bathroom Glazed 

Apply New Carpets

Paint Property

RENT IT OUT.

I have a situation. Considering picking up this property as a rental Current Mortgage $144,369.56 cents Heloc on the house for 18,000 Which puts the house at $162,369.56 Fixed rate 4.5% I have a lease option tenant at a purchase price of $180,000k $20k down $1700/monthly for two years. Thinking about doing a lease purchase with seller Then do a lease option with tenant. Lease purchase for a year and half and lease option for two years. But with the lease purchase considering only closing on the property for what’s left on that mortgage at the time i decide to exercise the right. Owner is willing to pay HOA for two years and payoff Heloc. Any advice?

Good morning, I am currently visiting Canada for the holidays & I found a few vacant properties. How do you find out who the owners of properties here are? Is there a database for the public to use? I know in the states we can find out this information pretty easy, but I heard Canada is a hit or miss. Can somebody give me any insight as to how to locate the owners of these properties?

My dad served as executor for friends and relatives with no living relatives, and in some cases, used an attorney. Your best bet is to find out from the probate court who the executor or administrator is and take in from there. If the executor hired an attorney, he'll furnish you the contact info.

In some cases, people don't bother with probate immediately, or probate years later. Depending on how the title is held, the property might go to the survivor of a joint tenancy. Same with joint checking and money market accounts.

Good morning,

there's a property in my neighborhood that I am interested in purchasing. The previous owner is deceased, but I am trying to locate the next living relatives & I have tried different options. Any advice or where should I go to locate a lead for this property?

I want to get into note investing, but i do not know where to get notes. I went to the local bank today to ask for "Non performing assets that you're trying to Liquidate" and they looked at me like i was crazy & said they don't sell those at the bank. Somebody please direct me to where I can get my hands in this business.
