Congratulations on getting started in REI! So exciting! When looking for mentorship, I would strongly recommend going to real estate networking events and connect with as many people as possible and ask them out to coffee. Focus on what YOU can provide, not what others can do for you. What value, resources, etc. do you have to offer to someone? Best way to approach a relationship!

Hi Trevor, long distance real estate investing by Davide Greene is one of my favorite books! It has a TON of value especially if this is your first investment out of state. With that being said, I would look into Columbus Ohio as your next market. It's super affordable and you can still find houses for 120-180k here! Additionally, you can still find the 1% rule (aka positive cash flow) AND you get amazing appreciation potential. There's so many macroeconomic growth and companies moving and developing here from Intel headquarters, Ohio State University, Amazon, FB, Google, Microsoft, LG, Honda, Anduril, and the list goes on. Hi Shandy! I'd definitely recommend looking at Columbus Ohio for your next multifamily! It's a super affordable real estate market where you can still find deals that hit the 1% rule anywhere from $120-180k purchase price (or $200-250k for multifamily). It's one of the hottest markets in the US right now with so much population growth, job growth, and companies moving/developing here (26B Intel headquarters being built here, 68K+ enrollment in Ohio State University, Amazon, FB, Google, Honda, Nationwide, Anduril, etc.). You can still find positive cash flow (aka the 1% rule) and amazing appreciation potential. It's the best of both worlds. Happy to connect and answer any questions you have.

The seller is being difficult, first said only return half my deposit, now not willing to return whole deposit using me passing the inspection date as excuse, my agent is fighting for me and said to the seller it is about financing bank is not lending at the asking price, the contract has general terms about financing, it is a standard contract my agent offered, my agent told me he is going to call the title company, hopefully title to return my deposit.  It is my first out of state investing deal, Ohio is one of state does not need lawyer to review contract, so I have not hired a lawyer to review my contract. 

Any other investor has experience this before and what are the course of actions I can take to have my deposit back?

I would reach out to the realtor's broker and ask for them to investigate and look further into this. But yes, you would need a mutual release signed by both parties or you would have to wait 2 years to get your EMD back from the title company unfortunately. There's no way around that!

Hi Scott! Next step is working with a great investor agent who specializes in working with out of state clients! Your realtor should be the backbone of your business and be able to help with sending you personalized deal flow, building the rest of your real estate team (PMs, GCs, lenders, etc), showing you the good/bad neighborhoods, developing scope of work and estimating renovations, and so much more! Additionally, they should have access to on-market, off-market, and pocket listing investment deals just for you! After you find a great realtor, I do recommend getting pre-approved asap so you can be qualified for financing and know exactly how much you can afford for a property. Then the last step is finding the right investment property that meets your buying criteria! With that being said, I would recommend taking a look at Columbus Ohio - you can still find the 1% rule and amazing appreciation here! There's so much population, job growth, and companies moving and developing here (Intel, FB, Google, Microsoft, Honda, LG, Anduril, etc). Happy to connect and answer any questions you have!
