Lessons learned? Challenges?

Pipe leaked after closing. Didn't do an inspection on the sewer. That cost us 3k to fix

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I bought it with my mentor and partner who has experience in renovation and hard money financing

Hi Lucas, if you're looking for max purchase price of $120k, I will say Cleveland and Dayton are great markets. If you're open to $120-180k, I would recommend looking into Columbus Ohio as it does have much better growth and appreciation potential than Cleveland and Dayton. The macroeconomics are on fire here - population growth, job growth, and companies moving and developing here. For example Intel headquarters, Google, FB, Amazon, Nationwide, Honda, (recently Anduril announced another 4,000 jobs to Columbus). Additionally, the price point is still cheap enough to find the 1% rule and positive cash flow and there's amazing appreciation potential! Happy to connect and answer any questions you have!

Hi Kwanza, I can help answer this question as I've worked with investors and helped them buy LTRs, MTRs, and STRs (own quite a few myself as well). I will let you know LTR property managers typically charge 8-10%. MTRs typically charge 15-20%. STRs can range from 20-40%. I have some great PM recommendations if you need!
