$200k is an excellent start in my opinion! I would definitely love to invest in multi as well and I'm currently looking in to Sacramento, Fresno, Merced, and Stockton. I think these area have the best investment return if you like to invest in northern california. These area are close by and you can travel round trip in a day if needed. Depending on your criteria, I would definitely recommend you look for properties in a more affluent neighborhood (look on Trulia and choose the schools that are higher in rating).

I'm in my 20s with a W2 job. Working full time and investing in real estate on the side. I've been very interested in real estate when I was little. My first real estate purchase was when I was in high school and had my first credit card I maxed it out (bought a vacant lot on Ebay lol). To be honest, I did not know the reason why I even bought a vacant land instead of toys but glad I did it. I'd have to say real estate investing was a bumpy ride for me because I have no one to ask or support. My parents had always been renting we lived paycheck by paycheck and no nothing about real estate. I've had read lots of books and listen to podcast. One thing I recommend to my peers is don't be afraid just jump in head first. Actions speak louder than words!

Hi Jonathan, I'm not a house flipper by any stretch but I've bought & sold land through out CA. I have a few rental properties. I think the flipping business is just too much work and hustle if you are planning to go school (been there done that sighhh). I've made good money on a flip and I've lost ton of money & being threaten (elderly abuse... long story). 

There are a lot of stories out there that you can be inspire by! One of the thing I regret the most was not using the minimum down payment for my first property. Instead I listened to my family members to put 20% down etc. I could've bought more properties if I did the minimum down payment on the first purchase. 1.5yrs later I bought another property... I had to live frugally, work overtime, and hustle on the side just to have enough down payment to buy another property.

I definitely do think it's always a good time to invest depending on your target cash flow. In Stockton, depending on the area where you should by; in my opinion zip codes such as 95219, 95209, 95207 are good zip codes to start with. You can still make decent cash flow after mortgage and expenses.

@Leo Ka welcome to BP. I'm currently investing in Sacramento, Modesto, Fresno, and Pasadena. In my opinion out of all of these cities if my family member is asking me where to invest I would recommend Modesto. Like all cities there are good and bad areas, but if you want to invest in modesto I would recommend zip code 95355 or 95356 all day long because of the location, school, and active community. If anyone have questions feel free to reach out.
