I bought a house on land contract.  It's now paid off.  I got some paperwork from the seller but never did a title transfer. I've have some real insurance issues with this property. I finally found someone to insure it but I'm not happy with the amount of liability.  So my plan is to get a new roof an sell it to the long term tenant.  His costs will go down 100 per month  and I don't have to worry about the liability.   So who knows a cost effective lawyer I can use?  What should I expects to pay for those services?  There's not a lot of money in this deal and I'll have to cover all the tenants cost.

Who knows a good roofer. Price is a big part of it but quality,workmanship,and dependably are needed also.  Insurance so I don't get sued.

I'm looking for a good price on a roof replacement. It's a tear off.  I can't get a hol of the guy I want to use. So i need a new guy.

Hi Svetlana Foley, are there any books you'd recommend to me? Or any other way to learn more? Is cook county the only county you'd recommend  in ILL.?  Did you just pick cook because of the large population or ?

Correct if I am wrong. You shouldn't buy a tax lien if you don't want to own the property. So since Wisconsin doesn't sell tax liens and I wouldn't be comfortable owning something out of state. Maybe they aren't for me. I'm looking at them because a SD IRA custodian brought up hard money lending and tax liens as possible good investment for a SD IRA. He said you can't write off depreciation in a IRA and really finding a nicely priced apartment isn't easy right now either.

Can anyone comment on SD IRA Custodians? I was looking at one company called Check Book IRA,LLC.... Expensive to set-up $1,500 but cheap annual fees $200.00..I'm still in the exploring mode. Maybe late 2017 get it rolling.

I'm small time so I do thing different. I work with tenants because I typically lose a few months rent and a lot of time when I switch tenants. You must have an idea on what it'll take to fill your unit. What type of screening do you do? I also take cash since it never bounces but it's harder to deposit when the banks closed.  I like online check deposit a lot.     good luck and your going to get better and better with time.

Kind of both actually . There are two properties that are near one of mine that vacant. One is owned by Well Fargo . I found it I. The tax records. Then I looked I. Their foreclosure site and it's not there. I was disappoint to see properties on their foreclosure site listed seem to be near MLS prices... Should I follow up more and how. The other house is owned by a local couple. I could send them a yellow letter. You thoughts?
