Good Evening, I am looking for someone that has extensive  experience with rehabbing/condo conversions in Brooklyn NY. This could include a condo conversion of a historical building and a separate lot that could also be developed. I am in the first stages of acquiring the property and will need this expertise in the next 2-6 months. Please message me

Its always advisable to have a good attorney and have them look at the restrictions in addition to doing your due diligence with the city/town. Agree with the view that you do have to look forward to understand where the current wind is blowing in the city/town your looking at. Things can change in an instant if they pass laws restricting short term rentals.

Angel-Ty L. I just did a standard Facebook ad with the goal of collecting emails. Basically sign up now for special offers with a link to my home. Worked great. Also set up a face book page for my home and now have more than 700 followers. I targeted MA, RI as that is most of where my renters come from, chose shoppers, skiers hikers etc

@Rich Thomas the toughest months to rent are April, part of May and November. However this past November I kept both my North Country and Bartlett properties rented. Summer is a gold mine in the village of North Conway, my Bartlett property still does pretty well. I already have 4 weeks of my Bartlett Property rented this summer My North Conway Property is pretty much booked for the summer. I primarily use AIR BNB but I just created my own website which is under construction. www.thewhitemountainretreat.com I am close to Story Land in my Bartlett home so I have no issues booking after Middle of May  I  have a marketing campaign ready to launch which I hope will drive more bookings for the spring. I used Facebook ads collected a couple hundred emails and will send out a mail chimp campaign once I have my booking capabilities built in the next week or so.  Marketing is the key to booking! even during the slow months.  I currently have no property manager on my Bartlett Property but had one for the first year until I was able to build up local contacts like handy people, cleaners, lawn care etc. My goal is to cashflow my Bartlett property 1k per month this year. My first year I broke even which I expected after making it what I wanted with furnishings etc.  My North Conway property I do have a property manager which takes 25%. Pretty steep but once I get past the first year my plan is to go on my own there as well. I think with that property I can cashflow for more than 1k per month based on its location (Walking distance to the village, restaurants,) Could even walk to Cranmore if you wanted.  I live in southern NH so its a good 2.5 hours away, with the right people and processes in place its pretty easy to manage from afar. I have automated doorlocks, thermostats etc... so managing that stuff is easy. Good luck with finding a place. Tough right now Inventory is low, both my homes I bought off market by contacting brokers and property managers. Jim

and yes anything less than I think 120 days is considered short term thus pay meals and rental .

@Christina Presenti in North Conway the short term rental market has better cash flow. There is an opportunity for long term as there is a housing shortage up there. I have considered tiny homes on lots up there as the zoning cN be favorable
