I was quoted up to 200 bones by the contractor to replace it. Fortunately we're doing work on the opposite side of the duplex so this isn't out of his way to plop a new one in, and if you know anything about it, it's 4 screws. The hold up is finding one that's similar in style that matches the rest of the fixtures and such. Another tip. I probably should have just gone with a basic mirror instead of one with some detail to match the light fixtures. BUT the lights and vanity mirror came as a set so it was cheaper than piecing it out.

Duct tape... Garage sale... That's not how we roll, not even close. We command top rent for the area, as such, we have to provide an appropriate level of accommodations, so details matter to us.

it is amazing the conversations we have on BP with landlords over tiny dollars that are not even worth talking about.. I mean shoot that's the price of a decent bottle of wine for gods sake if one has heart burn over this then landlording is probably a bad choice to begin with .. I mean really ??? weird. 

Jay- I could not agree more. There is a temperament one needs to have with this line of business no doubt. I'm not saying I have it necessarily. I think I'm going to need to give myself a temperament adjustment.

This "ordeal" has been some cheap education for us.

Fantastic points of view to the LADIES and gentlemen of the group. We've decided the bigger issue here are the threats, and specifically the threat of making things difficult for us in the future, so to me it needs to be known that he's forever on the hook if there are any issues with the property (fire, vandalism, breakins and so on..) or slanderous comments about me when I run an ad to rent the property in the future (fortunately that won't come up for over a year) or whatever. This is a business, and it's an income stream for us so I don't take this component of the text lightly at all. 

So today I'm calling the authorities and have a discussion to see what can or should be done to protect our interests, and I'll discuss the threats as well.

This is interesting in hearing the different replies. My temperament for this kind of thing is to lock horns something fierce, but I totally get the "is it really worth it" argument. I'm finding myself constantly brooding over what my reply should be, if any at all. We have till Wed of next week to mail the check. 

Clearly being a landlord takes a certain kind of temperament at times. Just didn't see this coming.

Gentlemen, this is great insight... 

200 bones on any other day isn't a big deal, I get that. He just caught us off guard with his diatribe, so now we're far less interested in making anything easy for him, and we're considering what recourse there should be regarding the threat. After this outburst, "I have every email and every text (so?!?!) and I promise I will do everything possible to make things totally difficult for the future". To me, the line is crossed and he's threatening our income source and livelyhood. So now if ANYTHING happens to the property or tenants, he's forever the prime suspect. He's going to need to know that.

Frankly, over a gentlemen's discussion had he simply pleaded his case how he's certain it wasn't broken on his watch, he'd have his full refund.

Great lesson for all of us, you gotta be thorough!!! Open those vanity doors!!!!

Anthony-I agree with you. In fact, the ease of communication with us is part of our brand and we sell up the fact they don't have to deal with property managers. They contact us directly. But again, just 4 properties so it's usually not an issue and we've had really good luck with the tenants. Well, I hope it's not luck more like we've done our homework vetting the right people. 

Back to the original post.. How would you take this from a former renter.. Trust me there are a few other things up my sleeve that you really don’t want me to pull out.

He's actually out of state. Never had any trouble with him. Apparently he takes his vanity mirror seriously.
