As a new investor I have been taking a look through the property for sale listings and was curious to see if many people use these as a good source to find investments? Thank you in advance for any response.

Thank you! Great advice from all. I think I will continue to just gain a better knowledge before I make any moves. My idea with the smaller priced property would be firstly to " get in the game". So to speak. I definitely feel that nervousness that as I've read seems to stricken many newcomers trying to break into this field. So my thought process is that investing in a lower priced property would help me build some confidence and hands on experience with less of the risk of say a higher priced investment.
Rich I hear you loud and clear about the rental income comparison between the higher and lower priced property. I guess I will have compare the variables between two potential investments and make a more educated decision once I do.

Thanks for your reply Joel. Finding the " right area" is one of the challenges I am facing initially. Where I live and locally the prices seem to be high for me for my first deal. If I purchase a property at 300k and put 20% down it will eat most of my initial capital. This is why I was considering outside areas. My goal is to buy long term rentals that will generate a positive cash flow and use those properties to Segway into additional properties.

Hello all. I am taking in a lot of info from the site but also wanted to get some opinions on two points.

1. Would it be beneficial to get my real estate license when my goals are long term rentals?

2. What is the best way to find a local mentor to help me through my first deal (Finding and executing ?) I am in new York ( Long Island) . I have been considering going out of state, possibly Pennsylvania to find more reasonably priced investments since my nearby areas are rather pricey for my first deal. I have a excellent credit rating and some decent capital to start out.
As always any help will be much appreciated.

Hi all, I am learning what I can from the site but was wondering if there was a good book that can help a newbie learn the basics? Some of the terms and lingo go over my head so a reference would be valuable since im just starting out. I am mainly interested at this point in long term rentals. Thanks in advance.
