Welcome.  There are several Milwaukee Real Estate Investor groups.  I would suggest attending 1 or both.  Great way to educate yourself and meet contacts.

I have inherited 1 property with a tenant in place.  After a rough 30 - 60 days where I had to proving to her that I would (and did) address her concerns about the property, she was great.  She eventually left to buy her own house.  I can't fault her for that.

all 9 of my units are located in Class C neighborhoods in the City of MKE.  Areas where long time owners are moving out for a variety of reasons.  They are still good/solid areas than command top dollar rents (assuming the property attracts top dollar tenants).  It is like investing anywhere else, you have to know the neighborhoods/the markets.

The only "up and coming" areas in MKE are most likely near downtown.  That is were the majority of Big $/development funds has gone for years.  Those near downtown areas can be OK/Marginal or War zones.  You really have to know the city/those areas inside and out.

Welcome Jean.  There is a lot of good people on BP, a lot of good info in the forums and a lot of good info on the pod casts.  I have been RE investing for 6 years and BP has helped me acquire 9 units so far.  Consider joining Milwaukee REIA or Brew City REI.  Great places to network and learn.

Robb - Mine units are all within 3/4 mile of the intersection of 76th and Capital.  I have a maintenance guy who handles all my properties maintenance issues.  He lets me know if there are issues with the property (smokers/pets/abuse).  I drive by every property about 2x a month.  I get out and spray some weeds and walk each property 1x a month (when there is no snow.).  Going to have my PM start doing 2x a year walk thru's.  If you are out of town, you would have to rely on a PM if you go that route. If not, perhaps hire someone to do it for you.

I have to agree with Marcus.  I personally don't know of any Turnkey operator's to recommend, but I have honestly never considered it as an investment option and sought them out.  The one's previously suggested could be Excellent.  Do your due allegiance.  I prefer the idea of creating equity.  For me it is the smart play.

Welcome Robbb (and Doolan too). Milwaukee market has a lot to offer most investors. I have done several BRRRR deals plus 5 IRA owned properties. I have use my own cash, 0% Credit Card funds and hard $ on the 4 properties that I own outside my IRA. I learned a lot from the meet ups and from Bigger Pockets podcasts.
