Welcome to the community.  It's great to see more Utah people.  I am pretty new at this, too.  I have one rental property and I am actively looking for my next acquisition.

I have prepared business plans before but hadn't thought about preparing a business plan for a rental property.  Is that a common practice?

I hate when your wood cabinets rust!  Fortunately it only happens in homes where the copper plumbing has been eaten by termites.

I hate hearing that speculators are driving the price up.  I lived in Citrus Heights near the Roseville train yard years ago when they discovered all the buried bombs and home prices in my neighborhood dropped to $60k.  I thought, "gee, somebody could make a lot of money buying some of these" and then I didn't do anything about it.

I have been lurking around the forums for a while but have not introduced myself yet.  I am an investor from Salt Lake City, Utah.  In my day job I work as an accountant for a logistics company.  I have done a handful of live-in flips in my adult life, but until the last year or two I wasn't treating real estate as a business.  I just liked making sure I found good deals when I bought a house to live in and got as much as possible for the house when I moved out.

Then last year I got my first rental property.  Now I am looking for more buy-and-holds.  For now I want to focus on small properties in my local area; single family up to fourplexes in Salt Lake County and the southern part of Davis County in Utah.  I want a few years of experience with smaller properties, but within five years I want to move on to larger apartment complexes.

When you say you want to own at least one commercial building, and have done over $20 Million in real estate transactions within 8 years, do you have more specific short term goals?  What kinds of deals do you want this year?  This week?

I went to my first SLREIA lunch last month.  I thought it was worthwhile.  I will be back next month.
