@Patti Robertson

Hi Patty! Sorry it took so long to get back to you.

My son is buying va beach area, 200k-450k.

Looking to point him towards an air bnb or build one on an existing property. I need to study this bnb market a lot more. We stayed in one my daughter booked in NC. It was sooo nice! Finding a cash on cash article next...

Thank you so much for your help, sorry it’s late😬

@Lynn M.

Hi Lynn! I’ve been away for a spell, but the knowledge of not having to disclose flood zones in new to me! In Jersey EVERYTHING is checked by Ins. Companies. So if seller did not disclose,( seller disclosure is optional ),the Ins. Cos pick up on that. Thank you for this info. Great help!!!

@Kris Cole

Sorry I have been away for a spell. My son might be interested in a BnB, Va Beach area. I need to study up on those . In the period of time that passed, we are moving to Southern Pines, NC. I think this might be of value there as well as it’s a golfing destination ...

Many thanks,

Jim

@John Woodrich

Sounds like Realtor is thinking commission. Always re negotiate while in the inspection period if need to.

If out of I. Period, depends on your deposit. Either lose it, don’t put as much down, and have your atty. adjust or write the next agreement of sale. If your realtor insists... ask for part of her commission to pay adjusted increases at the table. I have done this many times. And have gotten it. Sounds harsh, but it will be a lesson for you both. Sorry realtors, didn’t want that to endanger any future commissions you may receive.

Everything is negotiable ...especially at the table ...

Hey thank you for that information! I am sorry I have not responded sooner. It's like I 'm working long distance trying to set up RE Lawyers, as NC is not a title co. state. Found a property I want to buy for me via a 203k down there, but contacts are hard... Looking for a good RE Lawyer in the area, and without being able to go and glean from the local investor groups, I am sourcing other ways...

Need a local bank too!

Thanks for responding :)

Moving to Southern Pines next year. Seeking intel on military rentals , anything that cash flows.

Thanks in advance.
