I was recently (yesterday) told that Title Companies can provide lists for prospecting opportunities. I am going to look into this, but I thought I would throw it out to the BP community and see how your experience may have been with using a Title Company as a list source? Is there a particular Title Company that you feel does a good job at this? Is this a viable way to get a list?

Thank you in advance! I'm still at the beginning of my investing journey even though I've been trying to learn as much as a can for over a year lol.

Hi Matthew, I'm not currently in a position to make a cash offer on any of these properties. I am thinking that my approach will have to start out with trying to do an owner occupied loan, which would cover the tax lien and try to make the seller whole. Maybe creative Seller financing would be an option as well.

I gotta figure that if they are falling behind in taxes and the County is classifying their account as delinquent, then they are having some kind of hardship. Helping them get out of the property before it gets worse could be a solution they didn't know they were looking for.

Hi All -

I believe I am overthinking the next step on my first trip down analyzing a list for potential opportunities. I put together a query and found nine properties in my home county in Washington State who have both Out-of-State Owners and are potentially in arrears on their taxes. Out of those nine, I pulled up the County Assessor's information from their Parcel number and confirmed that one was in "delinquent" status, and one that recently incurred their first late fees. The other seven appear to have gotten themselves caught up and are current.

So here is my question... what would your next step be?

Hi Jake - I am hoping to start out with 2-4 unit properties outside of the Seattle metro area. While I grew up in this part of the country, I plan to research the different areas before committing myself to any one locale.

This last weekend my wife and I took a drive out to a neighborhood near Mt. Vernon and was surprised that almost every home was a duplex. I was thinking that we may have trouble finding these types of properties, but they may be more of them out there than I originally thought.

Hi All - I am amazed by all of the information and resources that the BiggerPockets community has brought together here. I have always thought real estate is something that I should consider but I have never really known where or how to start. I can't really say that anymore!

Currently, I work in construction in Seattle and the Greater Puget Sound area, and own a single family home in Lake Stevens, WA. The construction trades are hard on the body, so I am very interested in rental property investments as a way to transition out.

I am looking forward to reading and learning as much as I can from everyone here. Hopefully one day I'll be able to return the favor and start contributing to the conversations as well.
