 Jim, do you actually own any rentals? Do you know (not just by reading BP) what's involved in being a good landlord or property manager? From some of your posts I don't think you have any actual experience in situations like this. It sounds like you're like this particular owner, which can only backfire.

I manage a few hundred rentals not re related. I help those that need help and 90% of the time they catch up on late payments and we move on. But if they don't pay, they don't stay, no matter how nice or good they have been in the past. We're running a business, not a charity.

 Your NOT being paid to get him to bend to YOUR wishes. You are being paid to do as he wishes. 

If he doesn't take your advice, that is not your problem, you are still bound to do whatever he is paying you to do. 

Its not your concern whether he sits on the property after the tenant moves out, your being paid to help him sell it.

If he is that bad of a landlord and you have any self-respect, you will drop him now, not wait till his money runs out while laughing behind his back.

He needs to get the tenant to comply instead of using him as a sideshow for his office and BP. Remember who is signing his check every month

If you don't like the landlord, fine, but don't take his money and not try to get the tenant to work with him.

If a tenant refuses to abide by the contract they signed, how can they be considered a good tenant?

A contract is a contract, get the tenant to comply one way or another, its YOUR job

If you believe the tenant should be let out of the contract early will you make his payment to the owner? If the owner doesn't get paid, should you?

Granted he was a great tenant BUT you work for the property owner

It won't cost anything to send out my daughter, who lives in Maplewood. (Except probably she'll want a favor in return! No worries, I helped her buy her house! That's what dads do, isn't it?)

Me, it would cost several hundreds to fly out from LA, plus vacation time, plus car, plus hotel (I can't stay with my daughter, I'm allergic to that mutt of hers).

Thanks for the reply. I worry about "learning experiences" as they often can be quite expensive! I think I'll see if I can learn from somebody else's experience where possible.

But at least now I know I'm not the only one who thinks 500 days is an awfully long time.

Something else to consider is the type of customers this type of business will draw. Personally I'd stay far away.

If they slip and get hurt they could end up owning your property.
