Have you looked for another place nearby?

Granted you don't want to move, but it could actually give you leverage if you find a place..

If I were your LL I would have no incentive to do anything for you... but if you are going to move than I would have to put money into the place so I could rent it again.

Don't bluff him you could actually have to move.

Don't ask tell them to put utilities in their name when you speak to the property manager.... tell them what to do.

... remember you're the boss.

They should be doing what you tell them to do.

Hello Griffin....

Best advice... 

1) Get a job..   No joke,  If you show that you have a steady job for at least 2 years you can apply for a loan from a bank. 

2) Pay your current and future bills on time, don't be late with payments.

3) Keep your credit score above 700  

4) Apply for a credit card if you don't have one and use it.. this shows you can handle the responsibility of paying back money and helps your credit score.

5) Don't borrow money from family or friends.. Huge no-no .

Get 2 jobs, a bank wants to see that you are a good risk and can afford to payback the loan, this may sound basic and obvious but it is what you have to do when your starting out.

Your young and you have alot of time... don't rush..

Not sure what there is to counter with the new law....

... meaning if you price the rent right in the beginning there should be no need to raise it higher than what the law allows. As far as eviction, again if you do your screening properly you should be safe.. ( as we all know though, s*** happens in peoples lives and there is nothing we can do to prevent it.. so we have to deal with it.) ...roll with the punches.

I see no sign of people leaving NY state.. I think this is just another myth (not counting retired people going to warmer climates of course.) 

While I'm not crazy about the new law, I understand the reason behind it. 

I have a friend who has several properties ... he is the main reason for the law. He is a terrible landlord. He dosn't take care of his properties and makes enemies out his own tenants.. something breaks he gets to it whenever... I think he hopes the tenant will pay for it..

If you want to blame someone for the new law... blame him.

Masters in Business, BS in Information Management, BS in Electronics, RE License, 

General Appraiser Certified, Property Inspection License, and several others....

I think since I started working for a gentleman that refurbished homes at a young age(17), 

The actual experience helped me more than school.

I highly recommend Keith (owner) at Hot Wired Electrical... not allowed to post number here but feel free to PM me..

He has completed several jobs ... replaced panels, rewires, etc... for me at a reasonable price

I love when I hear people don't want to invest in New York State.. Taxes are too high,no properties to invest in, too much competition, liberals are ruining the state and country etc.. etc..

I've been in Investing in real estate in NYS for almost 40 years and I'm doing well....

I'm not special, l started with a 40k duplex in S Buffalo and built my business by working a full time job and doing real estate on the side. I pay my fair share of taxes and .. I try to do right by people ..

Please leave the state so there is more for me.
