I wonder if the robber even got a shot off before the landlord got him.

Even if he did he was probably holding the gun sideways!

Yeah it sounds like he is talking about the redemption period.

I would think no matter what he says, you close this deal through your attorney and get title insurance, or you just don't buy it.

My guess would be once you build a relationship with the REO agent, you will be trusted with the code.

Until then perhaps a buyers agent would be the way to go.

He's as much of a puppet (if not more) as GWB was.

The fact that the economy is getting worse is not a mistake.

Soon enough we will be happy with any "Change" they throw at us, just because the economy will be THAT bad.

Thats a great post Eric.

I would like to add that the reverse MLS search does more than just give you a list of WHO is buying, it also will show you WHAT they bought.

And it also gives you a broader scope of your market, and where the investors are active.

So once you have done the reverse MLS search you will know what a real deal is in your market, then you can begin looking for your first deal while building your buyers list.

I have GOT to try the HUD hound techniques next week. It's so simple, yet something that I think most people would never think to do.

I am creating a to do list now. I had already done a lot of the suggestions, but there are a few tactics that Eric pointed out I never thought of.

I guess they don't think people will pay 20-30 bucks to go see it in the theaters.

I'm sure it will make it out on DVD though, don't you think?

I wonder if the guys with the signs do the best or not. The best pan handler I ever saw was not one of the sign guys though.

At my old office a guy walked in decently dressed and asked to speak to the manager. I said I am the owner, and he started crying.

He tells me a story about how he and his family were staying in a hotel on vacation nearby. His car had to be towed last night, but he accidentally forgot his wallet in his car.

Needless to say the tow truck people cannot locate his wallet, and he is about to be kicked out of his hotel room, putting him and his family on the street while waiting for the car to be repaired.

He is trying to raise $40-$50 dollars, just so his family can have a place to shower and sleep, and he will gladly send me the money back when he gets back to his home town.

Without even thinking I gave the guy 20 bucks and he hugged me! I felt good because I was helping out him and his wife and kids (I had a newborn at home at the time too).

Two weeks later I saw him working cars in the parking lot as they were going into the grocery store.

My intention that day was to get my money back. Unfortunately, he saw me coming and ran away.

Talking to people that he was trying to work that day, he was using the same story on them. He must have a high conversion rate if he got me!
