TSP works but is very strong it will remove some of the paint, (and you repaint) but it kills bacteria. TSP = Tri-sodium Phosphate, sold at Home depot.

How much DD money are we talking about? depending on the amount you either walk away from it (lesson learned), or talk to an attorney. In this case there is an MLS error by part of the Agent, not sure if that is covered by their error & omissions insurance? not sure if it applied to buyer..

Don't be afraid to say NO.  I had my tenant ask for a 2 year lease, I said NO, then they signed the one year lease.  They have rented now 9 or 10 years.

where is the home? based on value it seems like an A or B area,  those tenants tend to be professionals/responsible adults.  As long as you screen them properly you shouldn't have to worry about properly damage.  If renting it is in your long term goals then do it!

if you bought for 450 and invested 150 you are at 600k, possibly upside down for a sale if it is worth under 600k.  what did you do to it at 150k?

Depends on the area.  Class D,F should be all electric to minimize fire risks (leaving stove on etc) a Class A properly might expect a gas stove. B probably goes either way.

Sidebar, for an airbnb I opted to install a gas tankless, in order to save energy when the property is vacant.  this was before NG went up.

Toggle bolts is the way to go! but finding a stud also helps.  I like the idea of blocking, I'll try to remember that next time the framing is exposed.

The problem with being your own GC is it will suck all your time.  Your time is better spent finding the next deal.

It's good to do it a few times to better understand the project/timing aspect of the renovations but later on, I would say transition away from that.

I am selling a property, and my long term tenant is interested.   Given there would be no realtor involved with the tenant sale, would you discount the property and by how much?  In my case the property  value is 400k.

what exactly was your loss if your property was ok?  what did you spend money on, did you get sick from asbestos/mold?

sounds like you need an attorney to deal with the landlord and condominium association.

what are the big ticket items that need repair?  you have some equity, but not enough to cash out refi money, unless you put a lot down.  what was your down payment and loan amount?
