I agree with Corby.

if it is cash flowing well, why get rid of it.

I am growing my portfolio by adding rentals with occasional flips on properties I don't think are well located or have some good cash return on them for funding additional rentals.

if your friend creates a note for you and places a lien on your home it's treated just like a mortgage and during closing the note gets paid off.

if on the other hand you best friend just slips you 30K, the bank doesn't care. you get a check for 80% or 75% ARV, and it's on you to pay your friend back.

you don't have to disclose where the cash came from during the REFI.  (I think).

MLS is horrible for deals right now.

that doesn't even look like damage from a piece of wood.. more like hail dents..

are you fixing the other side?  maybe offer him first dibs (at the higher price) ?  if you are planning are rehab.

Thanks for posting, Everyone who can should go and voice up!

I'm sure there are other ways to "regulate" this without curtailing it.  Deal with those abusers on a complaint basis, leave the ones that don't cause any harm alone.

you made money.  don't be hard on yourself, instead do a thorough post mortem with the numbers (you did), see what went wrong and avoid that going forward.  now focus on finding the next deal.

There's more than $$$ to improve:

1) how can I reduce my costs

2) how can I do it in less time (holding costs,early start planning etc)

3) how can I make it sell quicker (staging etc)

so there, more things to think about besides felling bad for 5k.

I setup cozy, and it takes up to about 5 days to get the money.  with my other property I setup Zelle into Wells Fargo and got the payment instantly.  cozy wouldn't take my other tenant's bank account for some reason, they do have a nice, intuitive interface.
