would renting it out by the room work better?  charge a premium and all three get their own lease and terms.  think of a higher turnover mitigation, and back fill the rooms as individuals move out.

I am considering this for a property next to several warehouses (Amazon etc) so lots of young single guys/women around there.

looking to do the same.  I saw a brand new one, but the builder markup doesn't make it cashflow.

just a caution flag, when you say it just a great deal for 25k, perhaps you need to take a closer look for big hidden issues.  if you can't find others in the same condition and price range, there is red flag for me. 

In TX, I conceal carry everywhere permissible, and sometimes open carry when I go to downtown Dallas and C areas.

as others have said, if you plan to carry, train and know the law.  I train often and carry is second nature to me.

in Irving two people have been mauled by pits this year.  its no just about crime btw.

I even carry while running, due to dog risks.

An acquaintance needs an attorney in Dallas to deal with a contractor that took a large amount of money and didn't finish the job..

any recommendations I can pass to her?

I would suggest parcelling payments out for smaller task completion on new contractors to get a feel for their quality and timeliness. for example, demo and tile kitchen.   and fire them if the fail.

same as @Mike McDermott stated, it's small and that carries more risk/issues.   what is their approved owner occupied to rental ratio?  renting one unit more out of the 8 might bump you into non-rental territory..

did you make a copy of his ID? is he really who he says he is?    you could always call the cops and tell them you have someone you suspect is/used a fraudulent ID, and that you want the people in your house identified.. ?  he might have taken over the ID of that VP, whose work checks out.. but he is not really him.
