don't let him out for free, offer him he can leave for a termination fee and first and last month due to your costs.  he might be trying to leave because he found something cheaper or maybe a little bigger or closer to work etc.  don't let him off the hook, there is nothing wrong with your unit (state that), and he had a chance to see it before he signed the lease.  Be Polite, but firm.

Actually, your "property management" should have handled this.  they need a little education, and they are the ones that need to be polite and firm.  

Side note, make sure you vent is cleaned out.  if it has not been maintained and you have poor flow, your dryer will overheat and this in turn could shorten the lifespan of it.  not to mention the fire risk.

Also, for future referemce if it's going to be a week/10 days+ wait time, you might consider renting a fridge (30.00/week) and put it there until the other one gets fixed.

Just as a point of reference, my LG fridge had a poorly designed compressor and when it broke they fixed it for free and covered lost food. (and had a portal for all custumers to submit their food loss) 

When I added up all my receipts for my steaks and groceries that spoiled it was about 250... so yeah, 1,500 is crazy.

Walk away.   that's too much that's not factored in the price.  Also, learn to spot these things when you first walk the property (Prior to an offer). Bring a contractor/roofer/foundation guy with you if you are serious about the house and serious about giving him repair work until you learn these things.

Key things to look at when buying a house is the roof/foundation/sewer/mechanicals/framing specially on older homes.   How old is this property?

This way you present a lower initial offer based on conditions of the home and if they don't like the offer, you saved the inspection fee and the uphill battle for a price reduction.

Great question, one I'm trying to answer too. I'm selling some of my less profitable SFR's (including a condo) so I can take that equity and buy some much better cashflowing properties. but even after optimizing cash flow, I don't see a path to significant doors any time soon, so what's the recipe?

I'd add don't do business with your spouse.  if you want to roll with your own idea, don't ask him/her to work on it, find leads for you etc.  specially if the other half has a full time job.    you don't need permission to roll on your own, just support and that's ok but you are not asking for approval. 

Don't get me wrong, some couples are so in-tune they can run a business together no problem but many are not 100% and partnering with them or making strong time/$$$ demands from them cam strain and ruin the relationship, it's not worth it.

Bottom line, nothing wrong with asking for support, be ready to present your business plan but you are not asking anything other than support.

"Electric panel is overheating"  this happens when you have loose lugs at the breakers and is arcing, easy to fix.  OR a circuit that has a smaller gauge wire than what's needed for the appliance.  

Either way, this is one you need to address on day1.

how much was your offer, and do you have an option period to back out due to inspection?
