I think it what should be 515000 that's not based off of comps that's based off of model and it's free and clear valued at $90,000 and I use that for 20% down I could borrow $360,000 from a lender.  loan is 70% loan to value would be $515,000 I think that's right on the money

yeah I do commercial retail centers and it's a little different for me but I like seeing how other people look at the deal thank you

I'm backing into this deal I have a lake lot free and clear valued at $90,000 ( County value). I want to get the maximum use out of my $90,000 so if I'm using that for 20% I should be able to borrow $360,000 and that's why I'm backing into it to figure my size of my house cost to build and value of the house and I'm trying to do this ASAP. yes sir I don't mind paying high fees at all but I'm like you I take them out at closing these people wanted $47,000 up front wouldn't let me put it in the escrow account or anything want to hold it in the lender's account I appreciate your post thank you

 Needing to find out what my appraised value is going to be . 150' of  lake frontage max dock permit in hand, prep test complete ready to go.
