I'm seeking investors and or partners for this project. I acquired this property last August for $375,000 and have been trying to obtain construction financing for this project since. I have been held up and lost money to phony lenders. The owner of the property has financed it to me for thirty days thinking we had the funding. Appraisal came in great the land alone appraised for $725,700 and is going up everyday. I met with the investors that bought the brand new 7,000sf center next to me. They are waiting for me to come out of the ground with my building to purchase.  I have been building these type projects for twenty years. This is a great investment opportunity located in a huge Mix-Use Development.

Appraisial 4/1/2017 $725,000

Owe through owner financing $396,000

I have been trying to obtain a construction loan for a professional center on this lot.

Financing expires today on the lot. Only serious/aggressive inquiries for a Partner/Investor/Lender. 

Hate to lose this deal. Through me is the only way to get this lot at this price I have had this lot since last August. Its located in a huge mix use development Gateway Barrow County. I'm the last one left!

I will flip, sale or develop.

I'm seeking funding on a new 10,200sf Professional Center located at The Gateway @ University Parkway development in Barrow County, Ga. I acquired this property August of last year for $375,000 the property appraisal came in at $725,700 for the 1.23 acre site as is. The appraised value of the completed center is $2,500,000 dated 3/1/2017. I'm seeking $1,500,000 to payoff the land and develop the center. My credit is around 550 so this will need to be a asset based loan for sure. I have been design/building these type projects for twenty years. I just opened JA Bryson which will be the licensed contractor that's build this project. I have developed 5 other commercial properties and sold through a pass partner and can supply documentation for those property sales. Due to working with fraudulent lenders I'm in a time crunch. With the property having so much equity in it  puts a investor in a secure situation,

your only investing in what's there throughout the development process. PLEASE only serious creditable investors!

Investing and financing are tough industries. You did notice something weird, now you know you  were right. With financing, any lender big or small, who is offering you terms that seem too good to be true or are a bit too aloof or nonchalent about the whole process should be warning signs. Lending is a competitive business, with a lot of risk, and a lot of legal issues to be mindful of. Thus, most good lenders, whether it's a private individual or private company, usually take an approach to ensure everything is appropriate about the deal. 

Again you did notice the weird things like them not inquiring about the construction plan, their offering of such low rates and origination fee, and you had the wherewithal to come here and ask about the upfront fee. Even with poor credit or low income, there are asset-based lenders out there that will go through the process properly with you. The rates will not be that low if your credit is under 720 or so, so expect 7.5% - 9.5% range and an origination fee of at least 1.5%.

 I looked up the company and they look legit but I'm going though a broker. Just do not feel good about sending even small amounts of money that is non refundable. Thanks for the advice.

Thanks Percy. They play this role out good asking for information. One thing I've notice is they do not inquire about the construction specification or a payment schedules, this is for new construction.

Yeah this sure does help I appreciate it  the last loan offer I got they wanted me to put up over $37,000  I got out of that deal  now I have an offer  with great rates as well  6%  1% origination fee  and it's all asset-based. My credit no good . Looks like I may would have lost $2,700  hey I appreciate it

I have a offer from a private lender for a loan in the amount of 1.4 million. They are requiring a fee upfront for underwriting and initial due diligence in the amount of $2,750. Standard
