@Michael Rutkowski Foxboro, MA - This was only our second guest!  Will update on the numbers after a few months.

@James Carlson Thanks James - we were very upfront... I read your story 'broke a leg' and thought of much worse!  I had to call airbnb - the guest said he would cancel but I could tell he was busy trying to find another place.  Airbnb did so without putting that blip on my profile.

@Tyler Work I gave a good effort to find him another place - most surrounding towns were also out of power.  Luckily he had a connection somewhat nearby and was able to find a place. (Cool site you have btw)

All in all good learning experience - and we live to STR another day.

@JJ King            Thanks guys... I call him right after this post and explained.  He was still willing to stay but the temp in house was still dropping and no power, dark, and reasonable unsafe for a guest so I had him cancel.  I did recommend a few other places near by... felt really bad he was having a tough time finding a place last minute.

Hey Guys,

Have a sticky one here:  latest storm in the north east (Massachusetts) has left an Airbnb property without power.  It's 11 am est - still blackout - house is down to 53* F  ... Tenant arriving at 6 pm.... 

Now if you were me... what the heck would you do!?!

Have you thought about starting a side hustle?  Preferably something you really care about so you do not burn yourself out working too much!

Excuse the click baity title but really want to find out who THE BEST AGENT DEALING WITH RAW LAND in Southeastern Massachusetts.  To be more specific Foxboro, Mansfield, Attleboro, Canton.

Lets talk and buy dirt.

First one is your education - 

- Make money when you buy not when you sell.

- Run conservative numbers - renovations have a way of snowballing $$$.

- Do these as fast as you can afford (holding costs add up quick)

- Price it right (price it to sell).

Seems like a pretty good big move @Haley B.  if this is going to be your place of residence for the long haul (at least a year w owner oc loan) you may want to put boots on the ground.  -- Initially NC would be my quick recommendation bc its easy access to Mass and the state is doing well economically and has places with low property prices (in comparison to MA)
