Your most likely going hear those in other markets tell you they are at a 'peak'... but no one knows.  Buy for cash flow... buy for the long game.

@Ian Coddington Welcome aboard.  If real estate is really something you want to pursue you are on a great website.  

Quick assumptions as you said you are a student:

- You are low on capital and experience in real estate.

- You are rich with time, ambition, and energy.

** Focus on the latter.  In this point in your career offer everything ask for nothing.  I know for a fact there are many out of town investors who are interested in your area... search biggerpockets for the term #birddogging   

Learn what you can and focus on your favorite niche!

Recently I started an airbnb w in my mothers basement guest suit... I managed the unit for a %

3 months in an airbnb guest asked to rent full time - she accepted - and fired me.

At first I was a little upset to loose the revenue stream... but what the hell - its family I love her and she thought this was best for her...... 

*** When we help without expecting anything in return is when we will start seeing real returns...
