Hey BP,

Family has a commercial space currently rented by a mechanic in Dedham Massachusetts that will be vacant Jan 1.

- Looking to connect and discuss with a local commercial agent about filling the space with a new tenant.

- PM for more details.

Thank you!

@Samuel Dias looks he got asking price in July 2017... those rents should be about 1,300 and 1,900 I think someone did ok!

Keep digging deals will come up in every market and money is still cheap!

@Michael Cinelli I'll admit I skimmed your post but welcome aboard and you truly have an advantage with that Italian cycling name!

If its remotely a deal GO FOR IT.. your 22 take chances, all of them.

Quick thoughts:

Seems low on roof and prop management but that is northea$t me talking...

Rent to purchase price looks fine to me in this market with 1200 in rent and roughly 125K total cost.

If you are a long term buy and hold thinker id roll with it...

Airbnb same old story - can prob get better returns... but you will work for it.

@Taylor G.  If you have a good relationship with your lender I would propose all these questions to them directly... get it right from the source.  You are a paying customer!

@Daniel Ashman while I am not advising you to buy into a place with a declining population... sometimes it is nice to be a bigger fish in a smaller pond... many 'bigger pockets celebs' have started that way.  It will be easier to start where you are comfortable.  I have seen a lot of western ma action on here... people are doing it.... Don't overthink too many steps down the road... start.

Hey Manuel,

Sounds like a nice W-2 job that banks will love to lend to.... House hacking may be a great way to start.  1-4 unit place.. live in 1 unit.. rent the others... pay a lower downpayment so you have cash reserves to strike on property # 2

I am in your area often on the weekends.. be open to a coffee and convo.

Welcome to BP

Jim
