@Charlie MacPherson 'Plan to survive.'    I like that....  When I get the license I'll have to take you out to lunch, sounds this new agent pep talk may be worth a lunch and then some!

Thanks again.  - Jim

Hi Michelle,

This is a great time in your life to set your foundation of knowledge and networking.  Not sure what you mean by struggling at the end but I assume if your 22 your pretty close to graduating.  Finish that.  Nothing more useless than paying back student loans for 2/3 of a degree.

Being in college (while you may disagree now) gives you a huge advantage of having a lot of TIME.  Take advantage of that.  By being on here you are already more forward thinking than most of your peers (myself included at that age.)  Carry a STRICT budget when it comes to your time and money.  Do not waste either.

Good luck out there!   Jim

@Charlie MacPherson

Great insight - Just a few follow questions;

1. The broker of record you partnered with - I assume to avoid waiting the three year min as a working salesperson to open your own - how did you find him or her?  How did that conversation go when you approached them about opening a brokerage and them being the broker of record.

2.  It sounds like your company is forward thinking.  I work in sales as well now for a start up and enjoy the same environment.  Work from anywhere you can hit your #'s - minimal 'meetings' ect. With that being said - how far away are your most remote salespersons?  Do you only like to operate in a certain area of MA?

3.  When you joined the largest privately owned RE firm in the country did you go full time right away or did you keep your other sales job going for a while?

Thank you again.  - Jim

BP Massachusetts Agents / salespersons / brokers

Anyone get their license within the past year or so?

How was the process?  Studying/ test / finding a brokerage

How is business?

This your full time gig now or part time?

Has it helped your investing?

Would love to connect and hear some stories.  I have taken the 40H class and looking to sign up for the test for the purpose of; making extra $ in RE --- getting closer to my market --- overall improvement of investing.

Thanks all looking forward to this thread.

Hi Guys,

Disclosure - not asking for legal advice - just bouncing this off BP see if I can get some friendly suggestions;

I have an apartments that had two girls on the lease.  About 6 months in these girls decided that working and living together was too much and one wanted out.  The other agreed to carry the lease by herself.

The ends this month and she is going to move on.  The question is what should happen with the security deposit?  Who gets how much after deductions between 6 month tenant, 12 month tenant, and landlord?

Thanks in advance.   - Jim

@Douglas Snook Awesome questions to have ready, thank you very much.  Would be very interested in taking cash out.

@Sam Resnick They haven't asked for anything yet - call tomorrow afternoon I will update the thread.

@Darren Eady OK That makes sense, I see why they are calling - this goes in the books for them as another loan if I re-fi - question for myself is are the costs worth the lower rate over time or choose the lean option now.

Thank you.
