@Mark Solomon Out of curiosity what town is your MA property in?  Strong sellers market here have you considered selling and 'trading up' for more units?

Go on homedepot.com for all material costs (they even have some install per sqft estimates on there) - factor in labor rate -- That was a rough answer but may get your close enough to make an offer.

In my neck of the woods in Massachusetts this is called a boarding house, has high turnover, and questionable tenants.

Can they make common house sharing cool?  I guess in the right area/ with the right place why not?  Weigh in BP!'

Great idea for a thread.

Currently splitting time as an inside salesperson / production coordinator.

Also am an endurance athlete specializing in triathlon and marathon.  

Sometimes it can be tough to find time for real estate but my goal is to build that rental portfolio to build the design lifestyle.
