Mr Dotson gave me a certain amount of time to do due diligence on him. We agreed to it when we spoke. Much like an inspection contingency in a real estate contract. I live in the southern suburbs of Chicago. I can buy houses like the one Scott is discussing in another thread all day long($16000 2 flat). I don't want any more they are a pain to manage. The area is too high crime. I am looking into doing wholesaling. But I need a way to find buyers. Mr. Dotson has done training for Robert Allen, Ron Legrand nad Russ Whitney those people don't do their own training and I was hoping that some people on the forum might know about him.

I have a certain perod of time to do due diligence on Mr. Dotson and cancel a very expensive mentoring agreement with him. I used my membership which is about a year old with bigger pockets to get more information on him. I am not looking for just the good I am looking for the bad and the ugly as it might save me a lot of money. I have asked similar questions in other real estate investment forums of which I am a member. Thank you for your comments. ps Scott what problems did you have.

Thank you for your reply. Without going into details what elements of his program were better? Did you find his software helpful? Was the information up do date? Did it help you build a buyer's list? I was wondering if anyone had and knowledge of the quality of instruction provided by Todd Dotson of the company Tactical Real Estate. His company provides the trainers for EWI and Ron Legrand. If anyone has any opinions on the quality of instruction provided in either bootcamps or mentoring I'd appreciate your sending them. Thank you in advance for any information provided.

Please expand on the gradient of notes with regard to risk tolerance and cash flow. At the moment I'd like to be very sure I received the cash regularly without going to foreclosure. What type of notes would you recommend?

Could a person achieve 15% with low risk tolerant notes? If so what type of notes would you recommend. Thank you for your reply I appreciate you input.

Sorry if I caused confusion. I an considering alternatives at this point. I have found 3 self storage facilities that sell in the are of $250,000 to $350,000. I believe I can get them for a little less. With $70k-$100K down I believe I could purchase them. But, I am not sure about valuing them to determine the purchase price. Any suggestions would be appreciated.

I would like suggestions on how others secure property while it is being rehabbed or while waiting to sell during a flip. With people stealing the copper out of walls and taking cabinets some type of security system seems a must. But, I'd like to avoid a long=term contract if possible as once the property is sold or rented out I'd no longer need it. Thank you in advance for any input.

I have about $70,000 to invest in a self storage facility. Could someone let me know the ROI I might be able to achieve? I have a background as residential landlord. I'd like to remove residential tenants from the equation. Thank you in advance for any information.

I have $70,000 in capital to invest in buying notes. Would that be enough to get into note buying? I recently retired and I like to augment the income I receive as a landlord. I don't want to purchase anymore tenant occupied properties. Thank you in advance for any information provided.
