@paige any cons to putting an LLC into a Trust? I'm currently working with an estate planning attorney and she said she said we could put the LLC in the Trust but said she was not the best person to advise on the pros and cons of that and that we should talk to a business law attorney. So that got me thinking.... :/

Hi, I'm looking into potentially putting a couple of rental properties into an LLC, more from a liability standpoint than anything else. I have umbrella insurance under my personal names currently so I'm wondering if the umbrella insurance would cover me in the event of some liability

Questions:

- Am I better off keeping the rentals in my name since I have umbrella insurance? or are there more advantages of transferring into an LLC and getting umbrella insurance for the LLC?

- What are the pros and cons to each of the above situations?

Any recommendations on mortgage lenders for an LLC? Are all banks willing to lend to LLCs? Any considerations? Thanks!

Thanks! I just read that the HOA states it needs to be single family residential use. From what I'm reading that sounds like no more than 3 unrelated adults? Maybe it depends on the local ordinance which I'm looking into but any insight you have on this would be greatly appreciated.

Also would you recommend I notify the HOA of this in advance?

Hi,

I have a single family rental in an HOA subdivision that I'm looking to rent. I was contacted by a reputed company to have it be employee housing for seasonal employees for 3 years. They would pay rent for the full year but it would be occupied for 8-10 months. Sounds like a good opportunity for me but is there anything I should be concerned about? I'm nervous about equipment/parking/neighbors/hoa. We reference complying with hoa laws and they would be responsible for any fines. We will also give them a copy of the hoa laws. Anyone have experience with this or have recommendations?

Hello,

Any advice on what platforms to list rental properties? I've been using apartments.com but thinking of branching out to other websites. Criteria below:

- Website should be free to list property. I'm fine with creating individual listings on multiple Sites. 

- Looking to get my property on multiple websites so I have better reach (without paying premium)

Also, is Zillow Rental Manager free to list/advertise your property for rent if you do not upgrade to premium? I'm seeing that it is $29.99 for 3 months for premium but wondering if I can list my property for rent for free without the benefits of premium.


Feel free to list what you use and why you like/dislike it.

And yes, I understand that *generally* if the Tenant gives proper notice and is no longer using the product, then it won't hold up in court, unless something in the lease is binding the tenant. I've been a Landlord for over 5 years and so I understand leasing 101. I'm just wondering if per the terms of this lease, the proper notice of 60 days is only applicable for the February 28, 2024 or later move out date.

Thanks. We got it figured out with the builder. They are going to stay until February 2024. Just for my knowledge, what part are you looking at that made you say "YOU can terminate ONLY after 28FEB2024." YOU as in Landlord? Because from my understanding, that is referring to the Tenant (builder) can terminate only after February 28, 2024. 

But the next sentence implies that they can only terminate after February 28, 2024?
